Time in the Market is Better than Timing the Market

One of the most common questions I'm asked is, "When is the best time to buy a home in San Diego?" It’s a valid question, especially when markets are constantly shifting and headlines often warn of potential downturns (floods of foreclosures*) or soaring prices. But, trying to perfectly time the market is usually not as effective as simply getting into the market when you’re ready.

Here’s why getting into the market now, rather than waiting for a so-calledperfect time,is almost always the smarter move:

  1. Market Timing Is Nearly Impossible Predicting the exact moment when San Diego real estate prices will hit their lowest point or interest rates will be most favorable is incredibly difficult—even for seasoned experts. A perfect example has been the past few years. Even in 2025, we started the year with more inventory than buyers for the first time since 2012!
  2. Home Prices Tend to Appreciate Over Time Real estate historically appreciates in value. While there may be occasional dips, long-term trends usually point upwards, especially in San Diego. By waiting, you'll likely pay more for the same property down the road.
  3. Building Equity  The sooner you buy, the sooner you start building equity. Equity is such a powerful financial asset, giving you options for refinancing, leveraging for future investments, or simply increasing your net worth.
  4. Locking in Interest Rates Even if interest rates seem high, they can still be refinanced if rates drop in the future. What you can’t do is go back in time and purchase a home at today’s price once values rise. And remember, those sub-5% interest rates were in place because of a crushing recession and a global pandemic. I hope we don't have another catastrophic event that prompts that kind of interference.
  5. Lifestyle Benefits Owning a home offers stability, security, and the ability to personalize your space without restrictions from a landlord. Waiting may mean delaying those benefits.
